We advertise for you in over 20 popular sites that are well known to tenants who are seeking a rental property this is free to our owners. Additionally, we can place an ad for you in the Nickle’s Worth or the Coeur d’ Alene Press and many other media options that are available.

The Qualifying Process

The potential tenant would be required to fill out our application for screening. We do a credit check, past rental reference, criminal background check, income verification, job history and determine whether the rent amount they are applying for is affordable for them. We will always consult with the owner before any decision is made. 

The Move-In Process

Once we have qualified a tenant we go forward with the move-in process. This includes meeting with the tenant, going over any rules the owner may have, CC&R's and specific property instructions. We strive to have a good working relationship with our tenants as we believe this is beneficial for everyone including your property. 

Inspections

During a tenancy we typically do an inspection every 6 months, however, if there is a need to inspect the interior we don’t wait. We are always out and about and whenever we are in the area of one of our rentals we drive by and look at the exterior if we see any red flags outside we will set up a time with the tenant to view the interior. Between tenant inspections we do a written report with pictures and you are always welcome to be there or receive copies of the photos and report.

Maintenance

We will coordinate any maintenance that needs to be done to the property including 24/7 emergencies.
If the repair is over $100.00 we will get bids for you and you will be notified. We have vendors in every area of home maintenance that we have negotiated more than fair prices for our owners. We do not charge additional fees for this service; it is part of your management fee. 

Office Hours and Availability

Our office is open Monday – Friday 9am-5pm we are also available after hours by appointment, which is unique for a property management company. We feel this helps tenants that work during regular business hours to be able to view properties and pay rent. Our owners and tenants will always have access to a live person.
